At Gerlitzen Alpe, four apartments share one building – Alpennest, Alpenblick, Alpenzeit and Alpenliebe; together they sleep up to 18 – cook, ski and hike together while everyone still has their own space. At Turracher Höhe the detached Chalet Haus Murmeltier sleeps up to seven – together with the Almzeit chalet apartment up to 15. At Lake Ossiach several properties can be combined. Yes. Many guests book us as accommodation around a wedding at Lake Ossiach, a company anniversary, a family celebration or a sports event – an alternative to a hotel, with a kitchen and space to get together. Tell us the date, number of guests and occasion, and we will reserve suitable properties and share tips on venues, restaurants and transfers in the region.

Yes – for team days, retreats, incentives, workation and staff holidays. You receive an invoice made out to your company, Wi-Fi is available, and the Alpennest apartment at Gerlitzen has a dedicated workspace. Yes. At Lake Ossiach we let two apartments in the same house in Sattendorf: the Ossiachersee apartment (ground floor, approx. 62 m², for two) and the Gerlitze apartment (upper floor, 66 m², up to three), both with a balcony and lake and mountain views. Yes. At Turracher Höhe we let Chalet Haus Murmeltier (Turracherhöhe 17): a detached timber chalet in the stone pine forest with 105 m², three bedrooms, two bathrooms, a living room with tiled stove, balcony and terrace – for up to seven guests, pets allowed. The Almzeit chalet apartment at Turracher Höhe (1,763 m) has its own private sauna, two bedrooms each with a double bed and a high bed, and parking by the house. Lake Ossiach and Gerlitzen Alpe – both are just a few kilometres north-east of Villach. By the lake you stay somewhere quiet yet close to town, for example on a business trip; on Gerlitzen you enjoy panoramic views above the lake. Both are easy to reach via the A10 Tauern motorway.

That depends on the property and season. In high season, over Christmas, New Year, Easter and long weekends a minimum stay usually applies. Outside these periods shorter stays of a few nights are often possible. The booking calendar applies the minimum automatically, so you see straight away what works.

Yes. Right after booking you receive a confirmation with property, dates, number of guests, price, payment schedule, cancellation terms and arrival details. Please keep it – it contains everything binding for your stay.

The cancellation terms in your booking confirmation and our terms and conditions apply. If anything changes, please let us know as early as possible – the sooner we know, the more likely we can find a solution, such as other dates or another property.

It is not mandatory but often sensible – especially for longer stays, group trips and early bookings. Depending on the policy, cancellation insurance covers the costs if you cannot travel for an insured reason.

Yes – our properties are particularly well suited to that. On the Gerlitzen Alpe four apartments and at Lake Ossiach two share the same house, so the whole group stays together, cooks, eats and celebrates together and still has quiet places to sleep. On the Gerlitzen Alpe, for example, up to four apartments in the same building can be combined for up to 18 people – please enquire early.

Yes. We host company teams, departments and project groups – for team days, retreats, incentive trips, staff holidays and company outings. The apartments work well for working, there is a dedicated workspace on the Gerlitzen Alpe and Wi-Fi is available.

You receive a proper invoice to your company. We are happy to suggest activities such as a ski day, hut evening, hike, rafting or a boat trip on Lake Ossiach.

Yes, by prior arrangement. Many guests use our properties as accommodation for wedding guests, milestone birthdays, anniversaries, family reunions, stag and hen parties or a get-together with friends.

Please tell us in your enquiry what you are planning and how many guests are coming. As neighbours live close by, quiet hours apply from 10 pm – loud parties into the early hours are therefore not possible, but a lovely celebration with good food and time together certainly is.

Yes. Student groups, seminars, clubs, sports teams and choirs are welcome – for field trips, ski courses, training camps or club outings. Please tell us the participants’ ages and name one responsible contact person.

Then we combine several properties or places – or additionally recommend the whole chalets of our partner Luxalps by Lake Grünsee at Turracher Höhe, in Sankt Englmar and in Inzell. Same service, same direct booking.

For several properties at once or longer stays, please enquire directly. We will make you an individual offer based on dates, season and group size.

The exact check-in and check-out times are in your booking confirmation. If you would like to arrive earlier or leave later, just ask – if nobody is booked before or after you, it can often be arranged.

We arrange the key handover with you personally before you arrive. You receive all details in writing in good time – address, access and contact – so you will not be left outside even if you arrive late.

Via the A10 Tauern motorway to Villach or Feldkirchen, then follow the signs:

• Gerlitzen Alpe: via the Gerlitzen Alpine Road (toll road) or the Kanzelbahn cable car from Annenheim.
• Turracher Höhe: via Feldkirchen and the Gurk or Reichenau valley up to the pass.
• Lake Ossiach: via the Villach/Ossiacher See exit along the lakeshore road.

We send the exact address and directions with your booking confirmation.

Partly. Trains run to Villach and Feldkirchen. At Lake Ossiach buses and boats run around the lake in summer, and the Kanzelbahn goes up the Gerlitzen. For the Turracher Höhe we recommend a car or a taxi from Feldkirchen.

In Austria winter equipment is mandatory from 1 November to 15 April in wintry conditions. For the drive up to the Turracher Höhe and the Gerlitzen we also recommend carrying snow chains – even if you rarely need them.

Yes, in all our places. On the Turracher Höhe you park by the house, on the Gerlitzen Alpe each apartment comes with a free underground parking space, and at Lake Ossiach there are spaces at the property. Arriving as a group with several cars? Please let us know in advance.

Not at every property. There are public charging stations in Villach, Feldkirchen, the villages around Lake Ossiach and on the Turracher Höhe. Ask us beforehand and we will tell you the nearest one.

Yes, bed linen and towels are included and the beds are made when you arrive.

Yes. Every property has its own kitchen or kitchenette with fridge, hob, crockery and cookware. You can be fully self-catering – ideal for families, groups and longer stays.

Yes, the properties have internet. If you rely on a particularly stable connection for work – for video calls during a workation, for example – please mention it in your enquiry and we will recommend the right apartment.

That varies by property. If you need one – for a longer stay or with small children – tell us in your enquiry and we will suggest the right property.

Yes. The Almzeit chalet apartment has its own private sauna that you share with nobody. After a ski day or a hike in the Nock Mountains it is the best place to warm up.

Yes. On the Gerlitzen Alpe, apartment Alpennest has its own workspace with desk and chair. For workations, remote work or business trips please get in touch – longer stays are possible too.

Final cleaning is shown separately; you see the amount in the booking calendar or in the offer. Properties are cleaned thoroughly before your arrival and after your departure.

Cleaning during the stay is not included by default. For longer stays you can add a mid-stay service with fresh linen.

Tell us your children’s ages in your enquiry and we will clarify in advance what is available or can be provided in the property.

The Ossiachersee apartment has a balcony with mountain and lake views. From the apartments on the Gerlitzen Alpe you look across the valley to the Julian Alps. We are happy to tell you what the other properties offer.

The mountain properties have storage for skis, snowboards and equipment. If you are bringing bikes or e-bikes, please ask and we will name the property with the best storage.

No. All properties are non-smoking. Smoking is possible on the balcony or terrace – please be considerate of the neighbours.

The properties are not specifically barrier-free. Tell us what you need – steps, lift, door widths, shower – and we will tell you honestly whether it works.

The price depends on property, season, number of guests and length of stay. You see the current, binding price immediately in the booking calendar – click „Book now“. For groups and longer stays we are happy to make an individual offer.

Yes. The local tourist tax is set by the tourist board or municipality and is added per person and night. We have no influence on the amount.

Deposit, balance and payment methods are set out in your booking confirmation. Feel free to ask beforehand whether card payment is possible on site – then there are no surprises on arrival.

Whether a deposit applies and how much is stated in the offer or booking confirmation. For groups and celebrations a deposit may be agreed; it is refunded after departure if everything is in order.

In many cases, yes. Tell us the children’s ages in your enquiry and we will calculate it for you.

Not automatically. Ask us about the guest cards and seasonal offers currently valid in the region – they change every year. For excursions the Kärnten Card is often worth it (see below).

Yes, you receive a proper invoice. If you need a company address or VAT number on it, please tell us before the invoice is issued.

In most properties, yes – with one exception: no dogs are allowed in apartment Alpennest on the Gerlitzen Alpe. Please always mention your dog when booking or enquiring.

A surcharge applies for dogs. You see the amount in the booking calendar or in the offer.

In all our places paths lead straight from the door into nature: alpine paths on the Gerlitzen and the Turrach; at Lake Ossiach the shore is only a few minutes away. Please observe the lead requirement, especially on pastures with cattle.

At designated dog beaches yes, at public lidos usually not. We are happy to tell you where the nearest dog beach is.

Please not. A dog left alone in unfamiliar surroundings almost always barks – and the neighbours hear it.

That varies: the Ossiachersee apartment (63 m²) is designed for two, while the Almzeit chalet apartment on the Turracher Höhe and the apartments on the Gerlitzen Alpe have room for families. For larger families and groups we combine several neighbouring properties. Tell us your numbers and we will suggest the right solution.

In the Almzeit chalet apartment on the Turracher Höhe both bedrooms each have a double bed and a loft bed; Chalet Haus Murmeltier has three bedrooms and a cot. On the Gerlitzen Alpe each apartment has a bedroom, a sleeping nook with bunk bed and a sofa bed in the living area.

A great deal – in every season:

• Gerlitzen Alpe: adventure area at the Kanzelhöhe with tubing, marble run and playground, high-ropes course, ski school.
• Turracher Höhe: Nocky Flitzer alpine coaster, Nockys AlmZeit, mountain lakes, ski school with kids’ area.
• Lake Ossiach: shallow lidos, the Monkey Mountain, the eagle show at Landskron Castle, boat trips.

Yes. On the Gerlitzen the adventure area at the Kanzelhöhe, on the Turracher Höhe the pushchair-friendly AlmZeit circular trail and at Lake Ossiach the shallow shores at Ossiach and Bodensdorf.

Yes, both mountain resorts have ski schools with children’s courses and practice areas. On the Gerlitzen the ski school is a few minutes’ walk from the apartments, on the Turracher Höhe likewise only a few minutes away. Please book early in high season.

Thanks to its altitude the Turracher Höhe starts early and runs long, usually from late November into April. On the Gerlitzen it depends on snow and snowmaking. The mountain railways announce exact dates each year.

Gerlitzen Alpe: 53 km of pistes and 18 lifts above Lake Ossiach; the apartments are by the mountain station, right in the ski area.

Turracher Höhe: 43 km of pistes of all levels with snow park and snowmaking; the Almzeit chalet apartment is a few minutes from piste and ski school.

Yes. Both mountain resorts have sports shops renting skis, snowboards, boots and helmets – for children too.

Tobogganing, cross-country skiing, snowshoeing, ski touring and winter walks on cleared paths. On the Turracher Höhe the Nocky Flitzer runs in the snow too – and after a day outdoors the private sauna awaits in the chalet apartment.

Yes, if you want to combine skiing with peace and quiet: the Kanzelbahn valley station is in Annenheim and the lake is still and empty in winter. Add the Warmbad Villach thermal spa and the Villach carnival.

Not reliably on Lake Ossiach itself. The nearby Aichwaldsee is considered the most reliable frozen lake in the area, and there is also the Ossiacher See Halle.

Up to about 26 °C in high summer. Lake Ossiach is shallower than the region’s deep lakes and therefore one of the warmer ones – swimming is usually pleasant from June to September.

In principle yes, but the mountain lakes stay cool even in high summer. For a classic beach holiday Lake Ossiach is the better choice – a mix of mountain and lake is ideal.

Pleasant. At 1,440 and 1,763 metres it stays comfortable even when the valley is hot – one reason many guests come up to us in high summer.

Yes, in both mountain resorts – usually from late May or early June until early November. Operating times are set anew each year; please check gerlitzen.com and turracherhoehe.at.

Yes. On the Gerlitzen the four-kilometre PROlitzen Trail plus a kids’ bike park, on the Turracher Höhe the six-kilometre Kornock Flowtrail with jump line. A flat cycle path runs around Lake Ossiach.

At Lake Ossiach yes: sailing, windsurfing, stand-up paddling, kayaking and rowing. Several providers offer wakeboarding and water-skiing with beginners’ courses – also a great activity for groups and company outings.

Warmbad Villach thermal spa, the Terra Mystica and Terra Montana show mines in Bad Bleiberg, museums and the old town of Villach, the Happ reptile zoo in Klagenfurt and Günther Domenig’s Steinhaus in Steindorf. In light rain the high-ropes course and climbing forest work too – and on the Turracher Höhe there is the private sauna.

Usually from the third excursion. It includes around 130 attractions across Carinthia, including the Kanzelbahn up the Gerlitzen, Landskron Castle with its eagle show and the Monkey Mountain. Available from the tourist board and many hosts.

From the Gerlitzen easily: take the Kanzelbahn down to Annenheim, the boat across the lake to St. Andrä and walk up to Landskron Castle. Return the same way.

Not in the Nock Mountains – they are rounded rather than craggy. The Eisenhut (2,441 m) needs no climbing gear, and the Gerlitzen summit (1,911 m) is a leisurely 45-minute walk from the Pöllingerhütte.

On the Turracher Höhe the Almbutler programme offers guided walks with stories of alpine life and a culinary surprise along the way. Registration is via the tourist board – also a lovely shared experience for groups and companies.

Yes. The Carinthian Summer festival at Ossiach Abbey has been one of Austria’s major music festivals since 1969. Also worth seeing: Landskron Castle, Villach’s old town and Günther Domenig’s Steinhaus in Steindorf.

During European Bike Week at Lake Faak – one of Europe’s largest motorcycle gatherings – the region is noticeably busier and louder. If you are looking for peace, plan your stay before or after.

Turracher Höhe for snow, peace, mountain lakes and a sauna. Gerlitzen Alpe for views, ski-in convenience and workations. Lake Ossiach for swimming, cycling, excursions and business trips to Villach. There are 1,262 metres of altitude and less than an hour’s drive between the highest and lowest property. The Gerlitzen and Lake Ossiach sit directly above one another. Many guests combine a few days in the mountains with a few days at the lake – tell us your dates and we will check availability.

The Gerlitzen is the southernmost peak of the Nock Mountains, rising directly above Lake Ossiach. Our apartments are on the Kanzelhöhe at 1,440 metres; the summit is at 1,911 metres.

Both. The state border runs right through the village and across Lake Turrach.

It is Carinthia’s third-largest lake, about eleven kilometres long with roughly 25 kilometres of shoreline, framed by the Gerlitzen to the north and the Ossiach Tauern to the south.
